My advise, for what it's worth: finish with at least an associate's degree, and try to latch on with a construction crew or experienced flipper. In flipping, best way to learn is by doing. You might love it, or you might hate it after going through a couple of flips. It sure ain't the same as what you see on tv! You can always go back to college if flipping isn't for you.

Are you saying there are no contractors that are willing to come out and give you an estimate?

if you don't spend too much in rehabbing, it would be a good one to get your feet wet. Don't forget to factor in your closing costs and taxes in your calculations.

One of my mantra's in life is this: do not judge a book by it's cover. You can have neighbors and friends that are living the extravagant life (fancy cars, mansions, vacations) that are up to their ears in debt. On the other hand, you can have neighbors and friends that live frugally that have millions socked away.
All you can be sure of is yourself; you know what you have, you know how you want to live. Me personally? Be humble.

From my experience, and I've set up 2 LLC's here in NJ, it's not difficult to form an LLC by yourself, just have to do some research and pay attention to the details. Don't know how it would be in TX.
