The cheapest neighborhood in an area is the cheapest for a reason. It doesn't mean you can't make money in those areas, you just really need to know what you're doing. I can tell you about Toledo if you want to PM me but not so much on the other cities.

Hi Dave. Just sent you a message. Thanks!

@Lamont Chen @Arthur Van Riper

Hi both, I too would be interested in hearing about lenders who lend based on asset as well.

 That's great. Wondering why you took down your original post?

@Katie Caldwell So sorry to hear this is happening!  What are your next steps? I’m curious to see how this plays out for you and if you had to pay for the appraisal.

@Brandon Sturgill Thanks you! I will look into this.

@Brianne Leichliter I am familiar with Niche.com. Thanks so much for recommending. I will be sure give Cincinnati a look and let you know if I have any questions.

Goals goals goals. Yes, you need to figure out what your goals are. What price ranges are you looking for? Do you have an certain cash flow or rate of return you're looking for? Most large metro areas in Ohio will have what you're looking for: B and C class neighborhoods, but Ohio is a big state. Spend a couple hours on here looking up the big cities: Cleveland, Columbus, Cincinnati, Toledo, Akron, Canton, Dayton, etc., go to Realtor.com or something to see what the prices look like, then start to zoom in on a few different areas and your goals and ideas will start to come into focus.

Sorry I forgot to answer the rest of your questions! We are open to 1 or 2 family homes... maybe cap it higher at 175K all in. Does not have to be turnkey. We would like to ideally cashflow 300+ per month for single family ... It all depends on the deal but we are willing to do some rehab in a decent area that has the potential for growth. I just want to stay away from an area that is a war zone, super high crime. We don't know anything about the state so I figured I'd ask my BP community for help. Thanks so much for the city suggestions. I will look into these and if there are any  areas that I should stay away from completely let me know :)

Many thanks to all who have responded so far!

@Dave Poeppelmeier For more background, my husband and I are interested in 1 and 2 family homes with a price cap at 125k. Our goals are to expand on our portfolio of buy and hold investments for long term passive income.

@Ryan Mainwaring  What areas of Columbus are worth checking out given my parameters?

@Marc Rice Can you recommend any good property managers and/or contractors? I have only found one PM that looks promising so far but I would love your input.

Hi there!

I'm hoping my friends from Ohio can reply with suggestions on great up and coming areas of Ohio to invest in.

I have been looking into Germantown but if there are any other areas with decent school systems, low crime and growing populations I would love to learn more about them.

Thanks in advance for your help :)
