what you said to @Cameron Ellis here "act with honor and honesty and keep your word" is huge. It is something I have missed in many of my Memphis relationships. I have had some people say they are honest and team players and they will cheat at the drop of a hat!
But this is a new year ahead of us and I am open to finding that more and more ;-)
My systems include the step by step business plan with every detail for every part of the biz; legal docs necessary in jv deals and never doing a deal until that is in place;
and then of course a deal management system instead of bunch of notes laying on my desk lol. I started with mind maps and deal flow charts on the office wall so I could sharpen my business game.
All this gives the gift of an uncluttered mind and more skillful business management.

@Joey Budka you re to be admired for such great results. I am moving into the apartment niche, virtually, nationwide. I do not have a problem picking up the phone to dial for $$$. Where do you get the list you like to use for this? Just a list broker?

Something else to considered is the Boomer trend of retirement. Boomers have changed many industries as they have gone through the decades. Now, many of them are moving . . to be closer to family, to downsize and simplify, to be more comfortable (weather and affordability) and to have logistics that afford them ease of mobility.
Boomers don't want to have to drive long distances in traffic or live in big houses. Many desire smaller communities where there is a sense of connected-ness and convenience.
There's lots of fascinating reading about this generation of people, the largest in history, that will affect those of us in the real estate industry. This is just one good article about why and where they will be moving.

Memphis is a great rental market and cash flow is still possible. Multi fam props that I looked at were mostly junk or over priced.
Nashville is great but expensive and very competitive. As @wane tango said above it might be easier to work the bedroom communities,
@Glenn Willeford Chattanooga is a wonderful market. It is on the grow for sure with Amazon and VW. I was compiling a demographics report for some of my buyers and fell in love with it. I am moving there in the Spring. I have some nice multies there and the surrounding cities (5-10 minutes away). PM me if you want more info.

You already know I think you are awesome and this is just another way you show it. I am glad you shared this because so often many of the investors here are so competitive. nI don't play that way. But maybe this will inspire more to be competitive in sharing their random acts of kindness.
Since I do not have rentals here where live I am working with the older veterans here that are having a hard time as they age. It is so rewarding I think I get more than they do ;-)
There are so many lives we can make a difference in. Thank you Derrick for making a huge difference in the world----starting in Memphis.
