just an update.. I had been using schlage on the first ten houses or so but are using defiant now a days. I agree that defiant is cheap and feels sloppy and poor quality. but they are 30 dollars for 2 doors vs 50 ddollars each lea. I also agree that the coating wears off.

you wont see multi's on the MLS that make any sense to purchase. those exchange hands before the "general public" gets wind of their availability.

In fact, I can't say that within the people know, not a single one of them thinks or sees opportunities the way that I do. Now I know there are millions upon millions of people like me, but it's really opening my eyes that the vast majority of people aren't.
Anyways, I'm diving a little to deep. I'm here to ask advice on how and where to get started in real estate. What opportunities there are, for example, wholesaling, etc. What you might recommend for the situation I am in (near broke, debt, and trashed credit)
I don't have a lick of experience in real estate. The only related skills I'd say I might have are being a salesman, I sold 9 out of 10 bids that I did. Straight out of high school, never had a problem with it. Also being a contractor, I can walk through a property and spot code violations as well as favorable and unfavorable conditions of a home that the average homeowner doesn't see. I have had multiple close friends and family that have called me up to come walk through and inspect a home they were looking at buying.
I'm not looking for an unrealistic get rich quick method, I'm simply looking for valuable pointers so I can optimize my time. Forgive me if there are already threads on what I'm asking for. I have not yet dug around on this site yet and plan on doing so today forward. Thank you for your time in advanced!

you have the right mindset. I have 40+ properties in your back yard, have a crew, but we are looking to expand based on the number of jobs i have. if you are looking for extra work, lets connect. or at least you can pick up pointers from me... been doing this for awhile

We just called again since the email to reset the password never came. You know what the guy told me when I told him that I still haven't gotten the email? Did it takes 48 hours to reset my password... Are you kidding me I am trying to run a business and you guys treat us like we have Mickey Mouse operations

transunion smart move is testing my patience and i have none for these kinds of nonsense these days. they had server issues last week and could not generate reports, now it says our account doesn't exist. when i called support, it exists. resetting password apparently takes longer than a day. WHAT?? ππ
@Sara Jackson your support team is beyond incompetent. i have been telling them for the last 3 yrs that the obsolete reports should NOT be there, clogging the page, you know what she told me 10 mins ago?? "Well, they just stay there"
i said, "I know, but i do NOT want them there". she said, "I understand, but they stay there"... lol
with my 50 properties that we manage, time to find another supplier that listens.
