Thank you everyone for the valuable and first-hand information! I really appreciate it! I will take the advice, and start to look for a great deal first. I guess I could lead into my next question, which is; in Maryland which are the hottest markets? I've done some research and it seems like Baltimore County and Baltimore city are good, but is there anything closer to the Northern Virginia border in Maryland that has a good market for wholesaling?

Hello, I am a newbie and I wanted to know if anyone has used a successful templates for direct mail marketing to reach out to potential motivated sellers. Any suggestions or ideas would be most appreciated. Any recommendations on Direct Mail Marketing companies that are not too crazy expensive would be helpful as well. Thx!

Hi Bigger Pockets Members,

I hope everyone is doing well. I am a new real estate investor and by trade I am a cyber security professional and infrastructure project manager. I am looking to break into the real estate wholesaling niche market in the Northern Virginia, Maryland and/or the Washington DC areas. Currently, I am looking for a wholesale investor/mentor in the local markets here that I can learn from and gain experience from.

While learning from a wholesaling investor/mentor, I can provide the following services; sweat equity, technology services and any other additional tasks that they may need done. 

I am very motivated, I learn quick and I am very resourceful. I don't want to jump into the wholesale real estate niche market, without some experience and guidance. If anyone has any suggestions, points of contact or any other advice for a newbie, please feel free to reach out to me.
