Hi Bigger Pockets Members, I hope everyone is doing well. I am a new real estate investor and by trade I am a Cyber Security Professional and I am looking to break into the real estate rehab & flip market in the Northern Virginia areas. Also, I am looking for a REI / mentor in the local market here that I can learn from and gain experience from, while I provide my professionalism, hard work ethic and sweat equity. Hello Fellow Members, I am new investor and I wanted to know if anyone has any good informations on the recent and up and coming investor areas in Northern Virginia for rehab and flip purposes and also maybe for buy and hold too. Also, are there any areas that are more distressed than others in Northern Virginia that might have short sale or foreclosure opportunities? Thanks! Michael

Hello Fellow Members, I am about to sell my primary residence and the profits that I will receive will later in the near future be used towards the down payment for another primary residence. And, my question is; where should I keep the profit money temporarily until the new primary residence purchase, in order to not face any taxes and have easy access to the profit money for the new home purchase? Hello bigger pockets community! I am a new investor in Virginia; more specifically in Northern Virginia, and I wanted to know if there is a benefit of getting my real estate license to educate myself and also use the real estate license for my investing career/opportunities. Are there any real estate agents in Northern Virginia that can recommend classroom style approved real estate license courses, or would you recommend to do it online? Any advice, guidance, mentoring and information would be most appreciated. I am a cyber security professional by trade and I have a full time cyber architect job and I've got two kids and a wife and lots of family around, so I need to make sure that investing the time and money in getting the Virginia real estate license is worth it. Thanks!

Thank you both for your replies and advice. But what if I did not want to live in a multi family unit. The reason I say that is that I don't think my wife and I would like to be in a situation where we were kind of cohabiting with other tenants. I think I would like to keep my personal residence and investment property separate. What would be the best strategy to do that? Thanks, Michael

Hello, What is a better strategy... Sell my personal house and buy another personal home or stay put and buy a investment property first? I am a new investor that wants to break into real estate investing, but at the save time, I want to move to another home... Thanks! Michael
