@Steve Vaughan I'm not sure if this was the best approach to get out of a rotten deal however I assigned the land contract over $0.00 fee and had the end buyer sign a mutual release agreement that releases liability on all aspects of the property and gave him the rights to my Land Contract and mine has been dissolved. Lessons learned on this deal!!!

Reaching out to see if I can request input from a professional or two in the hamilton, Ohio Market?
In the process of pursuing a duplex in with the seller carrying a note no money down, amortized over 30 years due in 3.
Price: $60k
PITI $540
#1 unit Rented $600
#2 unit vacant needs clean up - Rent for $600 / $650
Both units are subdivided with separate parcels and can be sold separately as an option.
Appreciate feedback on what you think the best exit strategy would be. Would be happy to start a dialogue over phone or PM for someone to lend an a professional opinion.

Seeking advice from a chattanooga professional on a single family property. I don't typically buy in this market so I'm a bit unfamiliar - actually VERY unfamiliar. Looking for a baseline as the seller is already letting it go cheap and just want to make sure I make the most of it if I decide to structure a wholesale offering. Cheers!

@Steven Ellis Depends on your personal financial standings. Your Job or other income / investments may work just fine for the current P.I.T.I. (Principal, interest, Taxes & Insurance that are associated) and you may find yourself very happy purchasing a home in Encinitas and enjoy the long-term appreciation.

@Steven Ellis Not advice. Albeit if it were me I would not buy in Encinitas right now for the strategy you are envisioning. As @Jason L. mentioned I'm in line with what his comments.

@Michael Conway Bought a duplex for $1.00 - vacant out of state owner.., (Taxes current and paid by owner of record) resold for $3k as-is =)
Not the best deal or that exciting however my $1.00 did grow significantly.
