Hey Brian I'm not in the Florida area, however, CoC return will really depend on the specific sub-market within a city. The lower class of rental properties you go the higher your Cash Flow will be initially but you will also face more risk. Good Luck in your journey!

I agree with many of the above posts as you can definitely obtain both if you choose the right market. In your position I would probably focus more on the appreciation aspect. As far as types of properties, I personally like multi family the most but if the numbers work I would certainly purchase a single family. Real Estate isn't black and white and you can obtain multiple forms of wealth at once if you're creative.

Welcome Trevonte! I think the best way to get started is by doing what you’re already doing which is utilizing the internet and then just jumping in. Go to local meetups, reach out to local investors and realtors and immerse yourself in the business.

I would look at the website city-data.com, it has a lot of very useful statistics that I have used for analyzing different markets. No matter what market you choose, make sure to reach out and find a team you trust (agents, pms, contractors, lenders). If you do not have your team in place you will fail. Reaching out to local Property Managers and Agents. For my specific market vacancy is low due to the strong demand for housing, but it really depends on the market and the quality of the neighborhood.

I would recommend joining Facebook investing groups in the areas you plan on investing and then I would reach out to multiple investors to get their opinions for contractors and property managers. Just make sure you talk to a lot of them and have your team set up before you dive in.
