I took mine through realestateexpress.com

Couldn’t have been happier with the online portal and experience. I was licensed in 5 weeks start to finish and have had a tremendous 1st year in the business. 

We are currently recommending people use yourhouseacademy.com within our brokerage. They also have a great online portal. 

If you are already a working professional and short on time. I would recommend online 100%. Both these sites are mobile friendly so you can knock out a few chapters of licensing education on a train ride, on a lunch break or anytime you have a spare 15 minutes.

We Currently Prospect for off market deals a variety of ways. 

1. Cold Calling- Using the Mojo Dialing System- We enter Pre-Foreclosure, Absentee Owners and tax delinquent. 

2. Direct Mail - using same lists above, Remine in MLS, public records, and/or buy a list

3. B2B Partnership Program with Wholesalers - We work with many local wholesalers to provide win/win partnerships. One thing I do is provide many wholesalers Free CMA's for leads their working on or verify their comps for them in return for 1st crack at their deals and dead leads

4. Driving for Dollars- We had an agent/investor on our team just last week buy a vacant looking property the other day where she drove by the home, looked it up on the county accessor site, found owner, knocked on their door, offered them cash for house, followed up 6 months later after originally offer was declined and bought it. 

5. General Networking- Make sure everyone you know. KNOWS your looking for investment properties. The next time they hear someone saying I just really need to sell my home I am going through financial trouble. YOU want to be the person they say can help that person.

In my professional opinion. I would not consider renting the property. Your taxes are killing your cash flow there in Naperville with that size of home. Also that’s a LOT of capital to be leaving into one property thats not Making you any money that could better used elsewhere  

If I were you I would sell the home and use the funds to purchase one of the following options 1. A multi family property for around the same price which is very feasible in this area. 2. Several small single family homes in areas with lower taxes and lower purchase prices like Aurora, Elgin, and Joliet where your cash flow will also be much higher. 3. If you want to stay in Naperville market. Sell the home and purchase a few condos or townhomes in naperville that will provide cash flow.

ListSource and Listability are some good sources for lists, although you have to pay for them. 

What type of deals are you prospecting for in Kane County?
