If your only looking to purchase in the city I know a few great realtors that have a knack for finding good deals on the Up and Coming SW side neighborhoods like you talked about. And a few that work on the North Side as well.

@Rob Bernecker if your still living in Joliet. Your in one of the best cities around to do the BRRR method or buy a cash flowing buy/hold. Flips are a bit tough out there though unless you go the far NW side of town when you get into the better school districts near Plainfield.
The city is very tough to start unless you know the city (Chicago). Very well things change quickly block to block and it’s insanely competitive so if you want to invest there you need to be fully ready to drop everything Move on a good lead. Sometimes that’s tough working full time. Unless you gave a great knowledge of the city. There is lots of opportunity there though.
Im working with a few clients right now out in Joliet. It’s really a good market to start out in.

I was at one time considering moving to the Bradenton Area. That area is very nice close to Sarasota beaches and tourist areas with reasonable home prices similar to the Aurora/Batavia area, which you are familiar with being from Naperville. As far as the work there I am not extremely familiar though.

I am looking into becoming liscensed as well. What kind of training or education are you looking into? I am curious to know as I am debating the options myself.
Also anyone experienced in the matter have any training suggestions. It seems there are a lot of classes offered online, classes through training companies, training directly through a brokerage, and also training offered at local community colleges in my area.
What's the best option?
