The sharing economy is the way of the future. The data shows more and more that people care less about ownership, it's all about access. I plan to continue building my portfolio of short-term rentals. 

The question to ask yourself is who do you want to serve? Find a location that suits your ideal customer and create a UNIQUE experience for them, whether its the location, the property, the amenities, the decor, the extras you offer, i.e. bottle of wine & chocolates, etc.

We use www.proper.insure for our vacation rental.

@Ada Tor What if you could generate better returns than traditional multifamily properties AND use the property whenever you want. This is the beauty of STR/Airbnb properties. I've invested in a number of mastermind groups to build a system where I spend 2 hours/week max to manage my vacation rental (which is 2.5 hours away) which generates me a 20% cash on cash return AND my wife, son and I use it at least once a month.

As far as lawsuits, I have a blended insurance policy created for STR operators that includes $1M commercial liability policy.

Airbnb Mastery is a mastermind group of real estate investors who are interested in doubling or tripling cash flow and building wealth all while being able to personally enjoy their vacation or corporate rental properties. There are endless ways to invest in real estate but this group is purely focused on purchasing short-term rental (STR) property locally or anywhere in the world for the purpose of renting it out as a fully furnished corporate or vacation rental.

We meet the first Wednesday of every month. This month we will be running numbers on several STR properties. We hope to see you there.

This meeting will cover the WHO, WHAT, WHERE, AND WHY of short-term rental properties.
Each meeting will focus on a different topic that concerns the STR investor. We will have open discussions and end each meeting with an accountability check-in where each member shares what they are currently working on/needs help with and will accomplish by the next meeting.

Be sure to bring a pen and paper as well as plenty of business cards. The cafe serves various coffee, espresso The meeting will wrap up at 7:45 as the bank must close by 8pm promptly due to various compliance requirements. Folks are welcome to continue networking at one of the many restaurants at Market Street.

Looking forward to this meetup. I've been implementing a STR strategy to maximize my CF and am excited to expand my portfolio with STRs.

I am not sure about St. Augustine but I have a contact with a vacation rental business just south of there in Cinnamon Beach.
