@Joel Owens I agree. I am not suggesting that anyone pressure investors. I am asking the question regarding investors that ARE interested, especially first time investors, but have their reservations/fears about getting in the game or tying up their capital over a longer term.

Hi @Chris Anderson. What are you buying criteria. I have multiple direct mail campaigns out in Worcester for smaller MFs. Send me your buying criteria (SFH/MF, property characteristics, how much rehab work you want, purchase price range, whether you plan to manage yourself, desired cash on cash return, etc.

I was at a conference this past week talking to a a few MF syndicators and discussing various aspects of the business and I wanted to pass this question along to the community. What is the #1 question/reservation your investors have that hold them back from investing in your deals?

Bonus question: What is your biggest pain point right now?

Hi Kyle. Welcome and congrats for joining! It sounds like you've already gained some valuable experience with buy and hold properties. I agree with the philosophy, "live where you want to live and invest where the numbers make sense." I live in Boston but I choose to invest in syndications in markets like Dallas Forth Worth where the numbers make sense and the economics and demographics are still rising. If you have any questions regarding syndication, selecting a market, etc. feel free to reach out.

Personally, I wouldn't spend $38k but i split the bootcamp with someone like @Alina Trigub suggested.  Well worth it. Also it's free if you're a veteran.

@Alina Trigub Dave Lindahl did the entire training himself. His coaching staff was there to help answer any questions during breaks as well.

@Alina TrigubI've personally been through it and found the information extremely beneficial. Well worth the money. Yes, you will be upsold but the home study course and the content at the event is world class. Dave and his team know their stuff for sure.

@Mark S. What you are referring to is a syndication. Experienced sponsors provide investors with an opportunity invest passively alongside the experts. Sponsors and investors pool their funds into an LLC which purchases the property. Generally, there is a preferred return, meaning the investors get paid before the sponsor takes anything. Investors receive quarterly payouts from the profits, receive regular updates and financial statements and receive an allocation of the depreciation in their K1 at the end of the year. If you are looking to grow your portfolio passively OR learn how to be an active investor, I think syndication is one of the best ways to invest. The key part is to due your homework on the sponsor and make sure they have a long-standing track record of performance. I'm happy to answer any questions you have on the specifics of how a syndicate works or how to properly vet a sponsor.
