Congratulations @Luis Concepcion for taking the first step. Before you move forward with a specific niche ask yourself WHY. Why apartments? Why syndication? What are you trying to achieve? Do you want a full-time job raising money and managing assets, or would you rather work in another job and build a rental portfolio on the side? Are you willing to travel or do you want to invest locally? Do you plan on managing the property yourself or hiring 3rd party property managers? Syndication and apartment investing is NOT a passive, set it and forget investment. If you find that apartments and syndication are the route that you'd like to take, I would pick up the following:
1. The Millionaire Real Estate Investor by Gary Keller
2. The ABCs of Real Estate by Ken McElroy
3. Emerging Real Estate Markets by David Lindahl
4. Listen to the BP podcast including episodes with @Brian Adams and @Brian Burke
5. Listen to @Joe Fairless podcast
6. Listen to @Michael Blank podcast on raising money and getting started in apartments
7. Continue to read the forums and blogs and follow the guys and gals who are doing what you want to do at the level that you want to be at.
Good luck and looking forward to hearing about your progress and success.

@Brian AdamsThanks for sharing. Since you have pulled a few of these together now how have you structured your deals as far as equity splits, preferred returns, exit payouts, etc.? Have you changed the structure at all and if so, what has worked best for yourself and your investors so far?

Gene Trowbridge wrote the book on syndication, if you are looking to raise equity partners. His book is titled "It's a whole new business."

Side note, do not forget to factor in closing costs of 3-4% in your cash on cash analysis.

Hi @Vanessa Vandervalk. Yes, I agree, this was one of the most challenging pieces of information to find! Here is a link to a site that includes resources for finding employment projections for each state. I found this link at the bottom of the BLS site under the "Other Useful Links" section > "Projections Central."
Some other sites for demographics are listed below.
The Census Quick Fact Finder is great for comparing MSA's against eachother.
Citydata.com ; areavibes.com
Here is another source from ASU's research on MSA demographics.
Feel free to reach out with any additional questions.
