Thank you! I'll build my contact list of brokers in the area and keep in contact with them more frequently. I'm currently in the process of purchasing a subscription with a CRM to stream line the process of staying in contact with owners and other important contacts I'll need.

Great advice! Thank you, I'm currently doing handwritten letters to make it more personal but I just need results at this point.

Great advice! Thank you, I created an LLC a few years ago a month before taxes were due and I had to pay for the previous year even though I did not own any properties then. I want to create another LLC to attract investors but I think I'll wait until I have a property under contract.

Currently I only have two units, it is more of a positive reinforcement tactic. We'll give a "Welcome Home" card and flowers when they move in and a Christmas card during the holidays.

Depends on what your long term goals are? Would you use the profit from the sell to purchase another investment property in Milwaukee, maybe a 2-4 unit that you can house hack or a permanent residence? Having an out of state property that only cash flows $100 per month is a little low, I would sell and get a feel of the new area to maybe purchase something closer that you could manage yourself. Also how much do you owe on the Dayton property? Maybe you could pay it off sooner and earn more cash flow from renting it.

@Jack Perfett we have a separate account for each property, we put $300 per unit for (Cap ex, repairs, and vacant rent) Whatever profit we get goes in a money market account and the tenants deposit will go in a savings account. Check your states laws about paying your tenants the interest you earn from their deposit being in a savings account.
