My son and I are looking at properties to do a buy, rehab and flip. I am a local realtor and I have lots of contacts with wholesalers for deals. I am not confident enough yet to put in an offer and I would like to ask some questions of a local veteran investor. I have so many questions and have reached out to several 'investors' to see if I can shadow them and even offered to help do some work...to no avail. I have a friend who went thru the process and ended up owing money after the sale, so she is so gun shy, she is no help to me. Looking for recommendations...remember, I'm a rookie.

Can any realtor here advise me on working with a wholesaler who is sending me properties that he is working on? After several conversations with him, it sounds to me that I have to charge my buyer my fee or somehow add my commission to the cash price. Also, he advised that they put the contract together for my buyer and use their title company. I have a lot of questions about what I should and should not do and other than doing my normal due diligence, what else should I do? What about inspections, title searches, etc.

I think it's a great opportunity for everyone involved, I just never had a reason to look into what wholesaling entailed. Any thoughts from anyone? I appreciate any help...thanks.

I concur...I work with a co-living company that creates the community. I am looking for investors to put their business together and I can assist with anything having to do with procuring the asset. I have contacts within the Dept of Children and Families who can assist with partnering to help young adults who are aging out of foster care system and have not been adopted. They are falling through the cracks and there is very little help for them to move forward with housing.

The market here in my area consists of USF which brings international students to attend the school and study at two of the best teaching hospitals; Tampa General Hospital and Moffitt Cancer Institute. The students usually stay over the summer and can not live in dorms and find it difficult to afford to live in an apartment without a roommate sharing costs. The same situation exists at University of Tampa. Co-living is modeled to assist that student whether he can get a roommate or not. There is also secure living quarters and property management involvement.

The other co-living model works for traveling nurses who frequently work in TGH, the construction worker who is working a job in the area and need a short term lease and room fully furnished including utilities.

Those are two of the most valuable models for the Tampa Bay Area and the opportunity to stay at a good occupancy rate. Unfortunately, there will be quite a few people who lost their job during the crisis and the opportunity to move into a place already ready at an affordable rent will be very lucrative for all involved.

@David Balogun, you might want to look into the FNMA Homestyle Renovation loan that allows for investors to purchase non-owner occupied properties.
