@Will Wong thank you your comment really helped. I have looked into boric acid and seems that's a good solution for the time being.

Hi BP,
Can anyone recommend a good product to eliminate or kill roaches. I know boric acid is one that can kill the roaches.

Hi BP. I am having a bit of a conflict, hope someone can help me.
My previous basement tenants were vendors that sold food out on thw street. They would make the food in the basement and sell in the morning. The tenant moved out months ago and ever since i renovated the basement my first floor who lived here 6 years has been complaining more heavily on the roach situation. First floor claims and believes that it is coming from the basement and after the renovation more roaches are coming to them. Keep in mind that the first floor has a backyard and they cook alot also.
Now my question is since i live in nyc am i ( the landlord) responsible for roach issues. I have given them treatments for it i.e. powders, and traps. I read the guidelines for nyc however im getting different opinions.
Please advise anyone

bad idea in my opinion. I included utlities in the rent and my bill sky rocketed. So i had to change the lease with the tenant. Tenants will know that they will have access to unlimited use of whatever your offering and will take advantage of it. Have you thought about just giving them internet for free ( that is a fixed price it won"t change that much)
If you are planning to include everything, i think it is best if you set a limit for them. For instance, electricity exceed over $150 per month will be at X% of the tenants responsibility. That way you are safe if anything beyond your price level you want to pay for them.

I will be raising my tenant's rent in a couple of months. My tenant has a habit of paying the last day of the grace period all the time. For instance her due date is the 15th of every month and her grace period is a week after the 15th. For my nwxt rent increase, can i not give her a grace period and demand the rent money on the same day including late charges if that comes to a point.

Hi, these one of many tenants i tried to avoid talking to. Let the court and lawyer do their job. I would suggest to talk to your lawyer about getting the rent payment that she owes you and continuing on with the eviction. I live in nyc.

Hi BP, i have been researching my markets for quite a while and wonder if you can Help me. If there are alot of for rent signs and for sale signs, does that indicate a bad market? I would like to hear other investor's thoughts on this subject, it would help me alot on what I'm leading towards.
