If I could make an inexperienced criticism I'd say this one and only criticism:

A $3.3K profit seems too small, this leave almost no room for error. Which I think there always is.

But that's just my amateur criticism...

I don't see how you could be a crutch? If you did perhaps that would fall on the mentor's side for being too compensating. I know when Will tells me to do something, I go out and do it right away. I'm not sure how he could become a crutch. Currently I'm at a point where I feel great about going and looking at houses on my own. Along with analysis, although I like to keep him updated. I've put out a couple offers so I have taken the leap, but never gotten one offer accepted yet...

And just a minor point to everyone here talking about how you can't get a person to put in the "hard work". It's only work if you don't like it. I personally like, it doesn't seem like work. It feels like fun currently. I anticipate it to become more fun once I get to actually work on a house! And then having the pride of your completed work, I'd be showing it off to my family personally. And when I do get an offer accepted I am going to pretty much drop everything I'm doing at the time, which is just school and a very part time job. I'm going to have that buzz of adrenaline when I get an offer accepted. It excites me every time I think of it!

Just one small thought, J Scott, I think it'd be fun if you announced the results at the 2013 Summit. Maybe that's something you could build on... Just a though...

How large is you current farm area?

It's a fairly rough estimate but there are two areas each with about a total area of around... 16sq miles (so a total of about 32sq miles). You could think of it as roughly two 4 mile by 4 mile squares. But they are defined down to the block.

Thanks Will Barnard, I'm just starting to get embarrassed that nothing has happened yet :(

I think I'm going to start looking into direct marketing. I've never marketed anything so as with everything I learn, I'm going to take my time and really study it. But before that, I'm think I'm going to do my due diligence on these other neighborhoods, I'll share my info with you. I'm just trying not to flood you with info and questions like in the beginning haha :D. Thanks a ton for being really responsive and answering pretty much everything I've asked about thus far!

Where do you get your materials below retail? Right now I haven't really ventured beyond Lowe's. Well, I did find a granite guy who seems pretty cheap, but I have nothing to really compare to.

I'm guessing small local businesses?

I've been scanning the MLS for awhile already, and it seems there's not much houses in areas of town I'd like to invest. I have well defined areas that I personally like in my city and for awhile now, haven't really looked out of the areas. The reason I like the areas is because of how much houses sell in the areas on a monthly basis.

I'm starting to think I should move out of my areas (of comfort) cause I can't really find much... The areas I'm looking into, which have houses for sale, are in okay neighborhoods. Kind of ghetto, neighboring houses messy-ish, all houses are unique (they aren't all stucco houses built by a central planner... so there aren't rows of houses that look the same...), they are older houses...

Should this not stop me from looking? As long as the DOM's are low and the prices are good, should I go for it?

Personally I wouldn't want to live in the neighborhoods, but should I not care about my personal preferences? As long as the data says yes (DOM's, price, etc...).
