I would definitely get rid of the shed for extra parking. A small metal shed is really inexpensive.

If it's in a nicer rental I'd update/Reno the bathroom, if fund are available. 

I think that's a fair price. 

Hire it out, shouldn't be to expensive.

I would definently buy those for my rentals and my personnel home. I have my wife and 3 girls and unclogging the drain is one of my least favorite things to do. Smells horrible.

I've used lock boxes but overtime the lock box tore up the door and door handle. I switched over to changing the lock set and door handle and either hanging the lock box on something other than the door or giving the contractor the key. I tend to use several different contractors so I usually just hang the box on an outside water faucet.

When I collected my deposit and first months rent I used square up, which is great and convenient, since I can send an invoice and such. But on the down side they charge 2.75%....ouch. Know I have it set up electronically thru my bank, a lot easier since tenant has same bank the transfer goes thru in a few hours.

@Anil Samuel can't help you with a handy man but I wouldn't go with drywall anything on exterior I'd go with soffit

I worked for a place for a little bit that had a rental mangagment company they waited two full months of unpaid rent to evict. I'm really glad I found bigger pockets. Opened my mind up the a whole new concept. @Account Closed thanks bigger pockets for the great information.
