It looks like $150,000 profit
It's not at the 70% rule. You'd need it at $497,500, but profit is profit.
This all assumes that his numbers are accurate. That's the question you need to ask. If they are then go for it.
Have some one from another state who won't invest in your state and get them to analyze it.

Like @Russ said its a free-no-pitching mastermind. A guy there last month spent money on similar training only to get up sold. He's gonna follow through and instead of spending that money, come on here and network and put that money in real estate so you learn by actually doing it.

You'll need to get one from a friend. If I give you one it may be looked at as I'm "practicing" law. See if the attorney can shorten it to 2 pages. I think an attorney is coming to the next meeting.
