You didn't say how many months they have paid on time. If this is their second month, it's a way different story than if it is their 6th month. Contact them, and let them know it hasn't arrived yet, and that since they have always paid on time, you wanted to make sure everything was ok. Maybe she put it into her purse and forgot to mail it. Maybe they both lost their jobs and don't know how to tell you. See what they say.

Do you have any experience in home improvement? Are you planning on DIY or hiring the work out? If you want to hire it out, start looking now for a contractor, and work your contract with him to include a 10% holdback until all jobs are finished and pass inspection.

You've asked to be able to sort the Marketplace out by location. Now you can!

Go to the Marketplace main page and click Add a Filter.

When you add a filter, a window pops up, asking you to Filter by Post Type or Filter by Location. Choose Filter by Location and City, State, Zip Code choices appear:

Enter your information and click Add Search Filter. This filters out everything except the location you just chose. Click Add a Filter again to specify property type.

You said all the units are rented out. What did you do to the commercial space? Did you find a tenant first, and then build out to what they wanted, or did you finish it first and then rent it out?

The rehab looks great. That stinks about the broken ankle... Still, a great turnaround for the set backs you encountered. Can't wait to hear about the 20-unit, @Jeremy S.

As for recommended readings, I recommend the entire published works of BiggerPockets.com. OK, that was a bit of a joke, but really, you are in one of the best places to learn about real estate. This site is made up of hundreds of thousands of people who want to invest in real estate. All levels of experience is represented here, so if you have a specific question, ask away. You should receive lots of responses. 

Brandon Turner compiled a list of 21 best investing books for real estate investors. That's a good place to start, too.

We have an awesome Podcast. Every Thursday we come out with a new episode. We're on 146, so you have some catching up to do. Great to listen to in the car on the way to work or while rehabbing your property.
