@Chris Sones, I'm not sure the South Dakota laws, but some states consider the property to still be rented to the original tenant who vacated early until a new tenant is in place. If you are still vacant, this may apply to your property. NOT LEGAL ADVICE!!!

I would contact the company again, in writing and keep a copy in your files. I would also check with an SD attorney.

@Devan Johnson, you can get a residential loan for properties up to 4 units. FHA loans can be used on these properties, as well. You live in one and rent out the other 3. FHA can be obtained for as little as 3.5% down , although some sort of mortgage insurance would factor in.
