Hey @Tony Gatto. The lot size is not required, but the format is square feet. So not 1/4 acre, but 10890.

I, too lived in one HOA community. I sold very quickly, and will never live in another one again.

I like to be able to choose my own plants for my yard and park in front of my house if necessary. I want to paint it the color scheme of my own choosing. I very much enjoy not receiving a letter when there is a weed in the side yard. I lived in a very restrictive HOA.

Like @Russell Brazil said, if this is a small HOA and people are bickering about little things, this isn't a place you want to buy into.

You said it has several favorable attributes, but then listed the negatives. I agree with @Isaac Kessler, this doesn't sound like a good first property. The bars on the window says rough neighborhood. The boarded up houses confirm this. I'd keep looking.

For multi family properties, some of my favorite podcasts are Episode 60 with Serge Shukhat, Episode 131, also with Serge, and Episode 135 with Brian Adams.

These guys are so inspiring and have some pretty innovative ideas.

@Henrietta M., listen to Podcast 147 with @Johnny Youssef. He has some great outside-the-box ideas for unusual properties. Maybe something he says will spark an idea.
