@Justin Tahilramani, she didn't care. We were talking about the person who moved in down the street, and bought the house with $30,000 in sewer repairs. Claire didn't understand why anyone would do that, and I was trying to convince her it was a good idea.

With 2 flips under your belt, you should have an idea of what to expect. Have you read The Book on Flipping Houses by J. Scott? It's an amazingly comprehensive book from an extremely successful flipper.

Many residential home buyers are in your exact position - they cannot look at homes until after work and on the weekends. If you are upfront with when you can show houses, I don't think it would be a problem. Not everyone will be able to work in your timeframe, but it is a reasonable timeframe. It's not like you are trying to show them houses at 11:00 at night!

However, it is not necessary to become an agent in order to invest in real estate. Most states require you to hang your license underneath a more experienced agent for two years before being able to strike out on your own, so start looking for an agency that allows part time agents.

You are in the right place to start learning about real estate. Check out the blog and the podcast in addition to the forums.

Hi @Mary Beth Groze. BiggerPockets recommends using MySmartMove for tenant screening. It is a simple process, they do a thorough background check, and have a recommendation within 24-48 hours.

Bare minimum is refrigerator and stove. For a few dollars, you can pick up a microwave and add value. I rented an apartment without a dishwasher and hated every minute I had to wash dishes. (First-world problems, right?)

@Alexander A. gave a great tip, check out the competition. I'll go a bit further and suggest that you not only meet the competition, but beat them. Nobody offering microwaves, add one to your unit. No one else has AC? Ohio humidity is brutal. A window unit doesn't cost you much, but if you can keep a tenant for an extra year because you offer it, that is totally worth the $250 you spend on the unit.

I think it is possible to wholesale with poor credit. You don't actually use any part of your credit to get a property under contract. 

Flipping, I'm not as certain about. If you have really poor credit, you won't be able to use traditional financing, but if you have enough experience, you may be able to get a hard money loan

Something you can do, while wholesaling and flipping, is to work on improving your credit score
