I'm sorry I don't mean software for a real estate agent, more like for an investor. To help you crunch the numbers on properties you're evaluating, maybe keep track of rentals you own, etc

Jon, for rehabs you're supposed to pay no more than 70% of After Repaired Value + the cost of repairs, right?
So for example, a home worth 135k after 20k of repairs, you should pay no more than 108.5k correct? Or do I have it wrong

newspapers are totally garbage IMO. I was reading on ZDNet the other day about how the internet is killing off newspapers. Like Craigslist is slaughtering their classifieds business for example. They were making it out to be a sad thing, I figure good riddance, I cannot think of a time I picked up a newspaper and didn't end up tossing it aside in disgust...

PA is Purchase Agreement if I recall correctly. I'm not familiar with LOI, which probably explains why the 70+ year old owners of these properties don't know what it is either!
