well, take heart in knowing that if you buy at the right price, you can always make deals. she may be right that perhaps in your area sellers are being stubborn and aren't motivated enough to make the numbers work (they won't sell cheaply enough to leave a healthy profit margin for you). so what? expand your search area! florida is big and wide open, drive further. also, as someone posted on here several months back, "get your mind into the gutter." you will find better margins for rehabbing if you look at homes in somewhat disadvantaged neighborhoods i believe.

Why don't you spend some time on craigslist looking at advertised apartments or houses that are similar to your own units, and see what they're asking for in terms of rent... you could even try to pull property values since many of them list the address of the unit for rent in their posts

any minute now, someone is going to post a "response" suggesting a GREAT company that offers such a service, and several more people with 1-5 posts will chime in and support it to make it seem credible

They all charge about 50 a month and they are all very nice and helpful and will talk to you anytime and they all try to give you that "small business first-name-basis" crap but they just don't obtain results. Myself and a few of my friends have tried all the best ones and the bottom line is, if you are looking to get a few VERY MINOR improvements (such as if you have a credit card that was over the limit one time, say the limit is 7500 and you went up to 8k, these companies can usually get it changed to say the highest you ever had it was 7500)

They never succeeded at trying to get 30 day lates off, or in one of my best friend's cases, they could not make ANY improvement on two accounts that had been late a few times and eventually closed and charged off, but then paid via a collection agency. And I'm talking about after 6 MONTHS of paying them.

Trust me, waste of time. Write the letters yourself, it's free, do a little research about your rights and remind the credit bureaus that you are aware of those rights in your letters. That's all you can do, and it works better than hiring these companies, but there is no magic wand.

I'm sorry, was having some internet issues that day. It didn't show as having posted on my end so I refreshed lol...

Lenders are getting so conservative it's not even funny. A few months ago when I was shopping for a car, I gave up on financing after several banks told me I needed to have 6 months of "continuous employment." But, I do, I said. Apparently now if you change companies, you're starting at zero again, even if you took a better position at a new company with a higher salary! Ridiculous! And we're only talking about a 10k loan here... which is secured because they can take the car back... my credit score was around 700 at the time... I truly couldn't believe it.

A few years back I worked at a mortgage company, and they were throwing money at people by the bagful. People who worked retail jobs and had credit scores in the low 600's would get 100% financing. Back then, IndyMac Bank was really generous, what a surprise they were one of the first to go belly up.

I'm just getting tired of paying for other peoples' mistakes... I'm sorry but it's not MY fault that a bunch of idiots got themselves qualified for homes they can't possibly afford to own and now they're defaulting on the loans. Nor is it my fault that the banks foolishly agreed to loan to them.

I have never understood, how sometimes when you go to cash a check and ask if it will clear today, they tell you it depends but definitely if you have the amount of the check in your account. are bankers retarded as a general policy or something?? why would you need to ask about getting it cashed and cleared immediately if you had that amount of money or more just sitting in your account? sheesh...
