Is Michigan a good state to invest in for cash flow ? (If not where would be a good state to invest in for cash flow ) please get back with me I will appreciate i just turned 23 years old in getting into real estate investing my main goal is cash flow I’m not trying to make any mistakes would love to read you guys choices

I’m 23 and I’am a resident of flint Michigan and I have a few bucks saved up, I been doing my research and I see that properties here are very affordable but it’s not as many jobs here so I was wondering should I start investing into Michigan? Or would it be best to invest in landlord friendly states like Texas or Az please local investors help me and I’am also seeking a honest mentor that have skin in the game because I don’t want to make any mistakes with this, I worked to hard for my money thank you, if you can help me I would appreciate I really love this app
