@Michael Le You're right, a quick look will let you know if the numbers are correct. e.g. Huge CapEx and the property needs a new roof and paint job :-O

But I'd explain the next time you'll be giving them a "14 Day Notice to Quit" which is a Notice to Leave!

Also remember this is Massachusetts, check with an Attorney (want the "JunkYard Dog" of Eviction Attorney's number? PM me).

and personally I've never had a Bad Tenant go Good on me....

I'd take back the water in a new lease ASAP and increase the monthly rent $100./month. You may want to put a pressure regulating valve in and adjust it until the shower is obvious.

I usually  increase our rents 3-5% more if someone leaves.

What's the heat and what did it cost last year??

I'd give it until November 1 then AirBnB it!

PS I'd wait forever for a Qualifying Tenant, you don't need a Professional Tenant to educate you...

Where do you see yourself 10/3/2018?

I've been visiting Puerto Rico and was about to purchase some property. All my shots are up to date Hep A, Typhoid. Infectious disease MD says no Malaria there, Zeka is no problem for me but take plenty of Deet because Denghai is common (and no cure or immunity yet for it yet:-(

The Conference for next week has been cancelled, JetBlue cancelled all my flights, no rooms available at the hotels and my contacts say, Do not come down here now:-(

So I'll continue to upgrade my rentals with improvements my Tenants want and will pay more for and my days in PR will come! ;-)
