@Michael Totman There's one company Associated with National Real Estate but they wouldn't cover my own home, were $2,000. total higher than my existing policies and had reductions in coverage so I'm sticking with my smorgasbord for now... (and always quoting when I meet a new rep or company)

You ought to join us tomorrow evening MassRealEstate dot net

@Richard Beatty one of our members challenged the Housing Court Judge because his Lease states that for every day beyond the 5th day it's a $1. increase at the annual renewal (beyond his annual 1% increase). They can pay early and reduce it from the late days.

Judge agreed it's legal.

Landlord said it works great!  Good Luck;-)

@Ray Harrell "I would refuse to pay a late fee also after 5 years of on-time rent."

To experienced Landlords that's a red flag!

@Account Closed $1-1.5k/yr.

I've changed my risk profile and instead of $250. Deductible and $200,000. Personal Liability. I'm now at $1,000. Deductible and $1.M Personal Liability (almost the same price...)_

@Andres Jaramillo

Medical Cannabis, Bitcoin, Gold? depends on your appetite for risk.

That's why I like Real Estate, it's a physical thing that I feel I can add value to.

@Michael Zack At the registry of probate, is there a Divorce filed? If he paid the Mortgage on time does that show? The credit lines "she" opened, were they obvious? You may want to speak with a Mortgage guy that can read credit reports...

Basically you've got someone that should not be considered but you are considering him by a "story" (extenuating circumstances).

PS Have you confirmed his employment?
