Hi all!

I have a property under contract in Prescott, AZ (Yavapai county). Looking to get the HVAC checked out during the due diligence period and my top referral isn’t available. Any suggestions from the locals? TIA.

If there's value in having the extra half bath, try to separate the entrances.  Another option is to consolidate the bathrooms by eliminating one toilet and increase the vanity size.  

I'd say default to the manufacturer's install guidelines.  They're typically conservative so that should give you peace of mind.  IMO - if there's a vapor barrier in the crawl space, that should be sufficient but "better safe than sorry" is always a good, safe approach.   

@Michelle Pauley Yep, Maya Condos is one of the larger complexes that allow short term rentals. Monthly assessments are also higher though

Tim is not there any longer.  I think he may have gone out on his own.  Scottsdale CPAs is still there though.
