Hi Paul, I hang my license and recommend Show Appeal Realty, located in Chandler. They are a growing, midsize realty with a collection of FT agents, PT agents, and investor/agents. They are very investor friendly and have favorable fees. In fact, the realty is owned by one of the biggest flippers in the valley, Brandon Hunt.

Congrats on a phenomenal job!  I especially like the flooring and white cabinets, which are very "in" right now.  And the return you made was quite good in our competitive Phoenix market.   

I have a few questions:

1) Was your HVAC fix straightforward or did it get hairy (i.e. new unit, reducting, evap in the loop)?

2) How did you find private funding, particularly at such a great rate?

Agree that BMO is a good option. I typically use Granite Concepts in Gilbert, AZ. They are one-stop shopping for cabinets, granite, install, and design. I know others who often use both Diamond Kitchen and Tanners.

Hard money is how I did it.  

With hard money, you likely have a good deal if a) the numbers still work at hard money rates and b) the lender is actually willing to lend on it.
