I like the proposal @Bob E.has and I've seen it work in South Phoenix but it can be a tough place to start.
I'm partial to fix and flips but my advice is to start with a smaller project to prove proof of concept, develop some relationships, and ensure your investor gets their return. It may not be a great payday for you but at least you'll get realtor commissions and you'll learn a ton.

This is an extremely interesting and exciting space. Developers just completed a project in Downtown Phoenix. It combines sustainability with architecture and affordability, and is a big gentrification trend.

It seems a little high but it may depend the removal labor. It mentions flat roofs which are sometimes a bear to remove. Also, the OSB sheets are a high number, if they end up needing replacement.
Try to get better clarification of where the expenses are coming in

Casey, you can always the residential purchase contract that licensed agents use, and remove / amend as appropriate.

For a full unit, I'd guessestimate starting at $4-5k and going up from there depending on several factors eg SEER, location (roof?), brand.
