Hello BP Need some advice on the financing side of duplex property that I am ready to close before end of the year. I reached out to my lender for a conventional mortgage for the amount of $61k (purchase - 25%) and he quoted me 4.75% rate for 30 year with a closing cost of $4k. I have a Heloc (line of credit) where I can do a cash purchase without any of the closing costs. The Heloc is variable rate interest. Because of the small loan, the Lender fees is high and It tough to take a decision to move forward with loan or cash purchase. I would like to hear from you if you had such situations and how you handled

I reached out to my mortgage broker and they are willing to do the loan. Broker uses the bank Nexbank

I don’t see anything in the contract related to early termination. I would like to know if I can send a contract termination because the contract is not kept on their end. Then why would I ?

I would like to know the process to terminate the contract with our property management before the term ends. Our contract end by July, but they are doing repairs and charges without seeking any approvals. Per contract they are suppose to get approval for all repairs above $250 dollars. Pls advise

Thanks Jeff and Brend I didn’t reach to my Current lenders as they do loan above 75-80k only. This loan is around 60k

Thanks for the advise. I send a note to the listing agent about the intent to send a legal notice and the very next day the information got corrected. Either the realtor is lazy Doing the bare minimum to get the 3% commission or it was a crooked lady trying to bait and switch.

Any advise on a good mortgage lender in Athens who is reasonable

Have a duplex property under contract looking to close. After 25% down, the loan is less than 75k. Need advise on lenders who are reasonable. I already have 4 loans and finances are in pretty good shape with good credit score above 750and am in Atlanta, Georgia.
