Hi all Recently I came across a duplex listed as 2Bed room and 2 Bath and during inspection found out that each side got 2Br and 1 Bath. The money I spend to inspect the property is lost due to the fact that listing agent (mark Spain ) is in correctly listing the data. When check with the agent, she said that “oh I thought it is a 2/2”. The property is back on market with the same incorrect information. I feel like I am been trapped by these unethical tricks. I brought to her attention again and hope she will take steps to address it. BP community, What are your thoughts ? Any such experience. How can I raise to the management of Mark Spain ?

I am looking to close a duplex, 2 Br, 2 bath on each sides under contract for $88k + closing cost. Currently rent for around $525 / unit and separate utilities. Not sure if the water bill.

Is this better to close with cash or loan (25% down). I have 730+ score. ?.

Closed on a duplex property in Lawrenceville,GA and the roofing is almost the end of life. Would like to see different options on replacing the roof. The property is insured as soon as the closing happened yesterday however the deductible is almost 5k to keep low yearly premium. Any recommendation on roofing contractors ?.

Also, the Crawlspace got mold and needs remediation. So looking for a good mold remediation contractor who can remediate the mold. Any good references appreciated if you have personal experience.

We closed on the second buy and hold rental property today at 3pm. The owner requested to rent the house for 2 weeks and we had a mutual understanding on the terms and sign a lease agreement. The house is a 5BR, 3 BH and in a Very good neighborhood 3 minutes driving distance from where I live. Need some cosmetics touch up and built on 2007.
