Alex,

Here is an example that we reviewed today that was closed out in May.
Sales Price: $45,000.00
Down Payment: $13,000
Monthly Payment: $650 (P&I)
Interest Rate: 10%
Term: Fully Amortized in 8.5 years
Balloon: Due in 60 months ($15,000) approx.

We originate about 150 of these a year. We then sell the note to investors. An example like this would sell for $27,000 in the note market that we deal in and yield the investor a 96% return in 5 years. They collect $39,000 in payments and a $15,000 balloon and we service for them for a mere 3% of the P&I payment.

the cream of the crop is by far Salesforce.com
You mention a couple of key tracking items like having talked to someone two months ago and wanting to pick the conversation back up. Salesforce is the best for that, and its web based.
It can be pricey but if it helps generate sales, then it pays for itself.

I just read this post so sorry I am late to the party.

Thomas, brokering notes can be done in this market you just need to work hard, get past all the "no's" out there and most importantly make your own deals happen.

I have moved 18 notes in the last 30 days and I do no marketing whatsoever. I network with people everyday. In fact, I keep a sticky note of tasks on my desk everyday and one of my required tasks everyday is "setup 2 new meetings". When I get to these meetings all I do is talk to people and find out what their needs are.

Thomas if you are like me, when they tell me I can't do something, that motivates me to no end to prove them wrong. Notes can be sold everyday, the right way. You can do it!

You list a lot of reasons to like the software you are evaluating. If it can help you create 1 profitable, smart deal then the software has paid for itself it seems.

Jay,

Are you going to be at the Equity Trust National conference next month? I will be speaking at it and would like to meet you if you are going to be there. I see your posts are towards SDIRA's often, so it would be great to network with a fellow expert. Also, I drive between Detroit and Indy weekly, so I drive through your neck of the woods. Only its around 6am when I drive thru.

Just so you know, I forwarded your post to Equity Trust. I had a conference call with them this week that they initiated asking me as a investor/supplier how their processing can get better.

I shared your post and let them know that my experiences were similiar in some instances. They were really receptive to the feedback and are looking into making some changes.
