Glad to hear of this addition. The more diverse the media and source the more relevant the Google results. Videos and outside blog posts are going to be great ways to see the outside impact. Might I suggest directly to you setting up Google Alerts for this. I have setup Google Alerts for myself on topics like "Self Directed IRA" and Google searches the internet for new blog posts, videos and articles that mention my search term. You could do that for biggerpockets.com and see how far your reach is becoming!

Randal,

Give Kroll Factual a call and they can help setup web based software to report to the three credit bureau's. It will cost you every month to report and even that is not enough if they pay cash or even money order. Try to get a service called "Lockbox" setup for your notes. It allows the bank to process the payments for you as a third party. They then deposit the correct amount to your accounts (ie. if you escrow) and provide an arms length process for properly seasoning notes.

Welcome aboard Brad. I look forward to hearing more about the why and how of a corporate disaster has helped? I have friends that own businesses near the BP oil spill and they have received a great deal of financial compensation for the disaster. I wish there was compensation to nature for what was taken from the land itself!

Securing financing with an LLC usually requires 2 years of tax returns, income statements, balance sheets, AR, and sometimes a personal guarantee. Getting a loan especially in the RE business is not that easy. Try networking with family and friends to ask them to invest in a property and pay them a % of the profit as a better method to get started.

yes, even though you are a contractor you want an independant third party unbiased estimate of the work. You want to think that if you needed this person to testify that they could. Not saying it would ever get to that level in small claims court, but you want to think on that level.

do you have a pre-move-in checklist from her? I know she has been there for a while and you learned alot over time, but if you have one of those signed by her she doesn't have much ground to stand on.

If you have a contractor friend, I would suggest having them give you a fair and honest estimate of work to be completed and bring that as your supporting documentation.

The better prepared, the easier it will be to express your case. Often the courts will side with the tenant, but if you come prepared you leave the judge with no choice.

Don't sweat it. Along the way you are going to run into issues that will make you and your business stronger.

I wouldn't sweat it. You will hear from the city themselves, and they will give you a first warning with a timeframe to get your signs down.

Alex,

We have notes with as little as no seasoning to 4 yers of seasoning. Most everything that we sell has no seasoning. For example if you take an $18,000 down payment on a $58,000 loan, what is the risk of them not paying? Pretty low seeing that they have 18,000 reasons to want to pay.
