One of the bigger complaints I have and hear from friends on here is that the search function is not very efficient. For example, this morning I did a search for "Phoenix Real Estate" The first 10 results I got were over a year old. Its too hard to find recent information (if I were a newbie) and that causes either repeat threads, or short threads that maybe miss great information that is out there, plus if anyone responds to a really old post, the moderators are there right away to slap their wrist, so in some ways some discussions are restricted.

I could feel your frustration reading that post! Unfortunantly, you were not tuned into the right radio station right? WII-FM (What's in it for me)

I like that you see the power of networking, and am glad you learned a new way to approach networking. If I could recommend an older Book on CD I listen to all the time is "Networking with Millionaire's" On it, you will hear strategies for networking with high net worth individuals and along the way develop a strong network and a superior support system. I just looked it up on Amazon and you can get the cd set for under $20. Well worth its weight in gold if you ask me. I listen to it everyday and have heard it at least 30 times all the way through. Each time picking up a new sentence or idea!

Good luck and great job getting out there and networking. You are well on your way!!

Had an investor approach our company this morning on wanting us to buy their land contracts. He came in and showed us the thick packets of paperwork that showed all their due diligence on the deals and a red flag hit me right away.

They were selling properties on land contracts over 50% higher than what we would sell the same property for, and not only that, they were only asking for a small downpayment of $500 - $1000 and then asking for the tax credit. Of course all of these properties were magically selling for $81,000 or $83,000 or $79,900 back in March. At that same time, we would have sold the same property on contract for around $40,000 and require a min. $5000 down payment.

It was clearly a pump and dump using land contracts. Important for us to see these things so we distance ourselves from shady people who do those deals, and very sad for the people who are thrown into these deals.

John, the best influence on change for you to go into action is the old adage that you are as successful as the five closest people you spend your time with. Look around you, are you influenced by happiness, success, wealth, and drive or are you surrounded with doubters, negative people, and people who are settled in life.

I had to learn a very hard lesson a few years ago in that concept. It took me changing 90% of my close friendships, not because they were bad people, but because they took all the positive energy I had inside me out, and it left me with nothing for moving forward. Since then, I surround myself with successful, happy people and it just makes this business that we are in, that much easier, and more fulfilling.

Ali,

You will really enjoy NLP. It is framing ideas in your head and "playing" with them. I have used it in real estate, poker, and relationships. It gives you a better understanding of things.

Tony Robbins wrote a great book on NLP years ago, I am sure you can get it on Amazon for about $5, called "Unlimited Power" Very fun read!!

In answering the original question, I would recommend Ron LeGrand's materials, that I am sure you can find on eBay. My business partner founded our company in 2002 reading his stuff, now a lot has happened in the market and with Mr. LeGrand since then, but the concepts you get out of his materials do work, you just have to run some ideas past your CPA and attorney, as you get going like we do on everything!

Expensive, but worth it on building long term wealth

Will he be named on the LLC in the future? If so, I would get him a copy of the docs. My LLC docs are 42 pages in length and have very specific items as it relates to the business. Not to mention if he is going to be responsible for taxes on the transactions, its only fair that he gets a chance to review everything and run it past his CPA.
