Ty,

We have done several Williams and Williams auctions and won and had our winning bids rejected. For the first time in a long time we did one of their auctions last month and we closed on 3 of the 5 winning bids we had. The other two are in process and hopefully we will close on those soon. When they green light them for us.

I would hope others chime in as well to see if the experience at W&W has changed for others as well.

David, one thing to consider is in 2010 you can do a traditional to ROTH conversion and spread the tax bill over 2 years. Something to consider seeing that the strategy expires in a few months.

We originate plenty of Self Directed IRA and Solo 401k transactions a month. I would be glad to do a conference call and answer any question you might have on the process. The paperwork and processing can be a burden, and its best to get your information correct the first time to fund the deal properly.

Guys, I have been looking for a consistent note source for us for about 8 months now. We originate and sell 100% of our own notes right now, but our demand has exceeded our inventory, so I am an anxious to expand our source for notes. NPN or performing would work.

Calling all Note experts.
As we are growing our business we generate and sell approx. 250 notes a year. We want to make this a fixture in our business but as we continue to grow we realize that we will not be able to originate 1000 notes a year on our own with the infrastructure we have now. My question to those that have been in the note business for a long time is how do you find consistent sources of notes?
Everytime we "interview" a prospective supplier/partner all they want to do is broker someone elses garbage notes to us.

I realize that 90% of notes are not worth the paper they are written on, so its imperative that as we grow we find legit sources that can deal in volume.

Those that have experience in this arena, please let me know your thoughts. The floor is yours :D

I have a different take on the $1 Billion dollars concept. My personal goal is to create $1 Billion dollars in wealth for my investors. I believe if I achieve that (which I track monthly) I will be far better off than just being worth $1 Billion dollars.

I speak my goal because my intention is to achieve it!
