With unlimited funds and a desire to flip property, I would flip low income neighborhoods and owner finance them back to the families who already live in the area.  

I'd do some other similar things as well and the rest I would use to buy some passive income with few to no toilets like mini storage and parking garages, etc.  Toilets are the first thing bad tenants break.  Possibly some larger apartment complexes... possibly.  

After that I would be a private money lender for other investors.

Thank you!  Yes, this is my 6th year.  I've done several deals, just hitting a dry spell.  Landlords have historically been my best.

Hello All,

I am in Little Rock and have answers and resources to just about anything you need here.  Let me know if you have any questions.  It's a solid rental market.  Not a lot of inflation but nice and steady.  Getting under the 1% in a good house and good B neighborhood is easy.

@Avery Gilmer THANK YOU!!  I only ran a code violation once but got exactly zero calls from it.  I sent out I think three times to that one.  Compiled it up myself sitting in the city office so I know it was a good list.  I'm about to run Probates again.  I might add Vacants on there.  

So do you work multiple markets?

I wouldn't say so.  There is competition in this market but I don't run into many of them.

Thank you @Braden C..  I’m not just starting out. I’ve merely hit a dry spell.  

I am very comfortable on the phone and make more calls than anything.  

I do need to get better about following up on ‘maybe soon’ type leads though.   Thanks for the reminder.
