Newark is one of my primary markets and I grew up there.  Many of my clients receive exclusive off market listings from me directly.  If you're working with an agent, ask them their process for acquiring multi family inventory, whether it is on or off market.  They should be watching the market on a daily basis to get the deals out to you first.

 where out of state have you went? I recently started looking at Pennsylvania.

I live in NJ and primarily invest out of state. Over the years, I have built local teams ( agents, contractors, property management, inspectors) that serve as my eyes and ears.  I conduct virtual tours and rely on their expertise when making offer and rehabbing.  It can absolutely be done.

There is a high rental demand in Newark, NJ.  I have so many clients that can't find adequate apartments.  However, Newark has a high Section 8 population.  There are a number of landlords that will not accept because they have a stigma about the recipients or they don't undertand how the program works.  I personally accept Section 8 in my properties. It is the only guaranteed payment in this high priced rental market.

I can speak to the Newark, Jersey City, and Paterson markets. All have very high appreciation right now.  I have watched the values skyrocket over the past 12 months.

All of Northeast has their issues with the LL/Tenant laws, but NJ is probably the more favorable.  I service the Essex, Bergen, Union, Morris, Passaic areas.

I have over 100 leads in search of rentals in Essex and Union counties with not much inventory available. Are there any landlords here that are in need of quality tenants?  Many of the applicants have Section 8 with vouchers up to $2400 for 3BR.  I run background, criminal, and credit checks.

I'm in New Jersey and recently listed 3 apartments in Newark, NJ .  I have received over 120 inquires and 65% of the applicants were Section 8 recipients.  The typical days on market for these apartment are 20-25 days.

I can service the entire state of NJ as I have a team that will always be available to assist for showings and tours.  As for negotiations, inspections, appraisals,  I am always the main point of contact.  I also attend with newbie investor clients that need my eye on a potental property.  Each agent is different and may focus on a certain area.
