I have discovered that myself as well as other investors have vacant properties in Flint that are simply awaiting rehab. However, this is due to either ridiculous contracting rates or lack of reputable contractors.

Can anyone suggest great contractors that are either in the Flint area and/or will travel? I am purchasing more rentals in the area and hoping to connect with a team I can work with long term.

For Long Distance I investors. Do you let your Property Management company handle contracting and repairs? I recently purchased a property in MI that only requires cosmetic updates I.e floor refinish, paint, new knobs, new cabinets, clean up etc. I am based in NJ, therefore, unable to supervise the work of the PM or outside contractors.

And steady. I market to mostly section 8 tenants.

Estimates upgrades and renovations on my recent rental property is approximately $10k. Should I use personal cash on hand or take a small loan and leave the cash for emergency purposes? The monthly rent will cover the loan payments.

@Felicia Jackson. Hi Felicia. I’m closing on my Flint property today and am interested in a few more in the area. I’d like to pick your brain about the areas and any resources that you can provide , i.e Contractors, plumbers etc.
