A fellow Bigger Pockets member shared this information on another post. I wanted to repost as I am an Investor- Friendly agent that receives inquiries from aspiring and seasoned investors. Both need to understand that our relationship flows smoothly when you're prepared.

"How can an investor differentiate themselves to attract agents to want to work with them?

To attract top real estate agents, an investor should focus on demonstrating preparedness, and financial readiness. This includes having a clear investment strategy, knowing the type of properties they want, and having finances in order, such as proof of funds or pre-approval for financing.

Agents are more inclined to work with investors who are serious, informed, and ready to act quickly. In addition, investors should show a commitment to building long-term relationships rather than seeking one-off deals. This approach signals future business opportunities and stability for agents.

Being flexible and open-minded to agents' suggestions, including considering properties or strategies outside their immediate criteria, can lead to more opportunities. Offering referrals and testimonials after successful transactions can further incentivize agents, demonstrating appreciation for their hard work and aiding in their business growth.

Lastly, respecting the agent’s expertise and treating them as equal partners can solidify a productive and enduring professional relationship, making the investor a preferred client for top real estate agents."

I use FU Boss too.  Just set up Bigger Pockets to deliver leads to your FU Boss lead email address.  Check your settings to determine what your address is.

I created an entire checklist for guidance on New Construction. I still use it to ensure I'm covering all bases when representing my clients as well as speaking with the Construction Managers.

also, I bought leads from a direct mail campaign to pre-foreclosure. They were not as motivated to sell as they were to get out of foreclosure and keep the house

 I just post consistently.

I used to find out of state investors challenging.  Now, during my initial conversations, I set expectations based on their market of interest.  I also let them know that I will do a virtual walk through for them and send the link along with my assessment of the property. I also send with comp info and market rents for them to make a quick decision.

 I'm not too concerned about it.  If it is an investor client, my fee can be a write off as they "hired" a professional to sell their home.  For the residential and investor buyers, I demonstrate the amount of value that I bring to the transaction.  If they expect this kind of service, it would need to be factored into the sales price.

I recently listed a few apartments for my clients and received over 300 applications. Most of them had Section 8 or DCA.  Although my clients were willing to accept these voucher programs, many others were not.  Some landlords don't understand that credit score shouldn't be a factor when using a voucher program.  Your payments are coming directly from the Government.  At that same time, they are missing out on filling their vacancies.  Do any of you or Landlord clients accept these programs?  Why or why not?
