The entire city of Philly is good for rental.  The best and worst neighborhoods are staying rented.  There is no shortage of renters out here and Section 8 is my personal favorite for my own properties.

Right now, Investors are keeping me busy with buying properties in Newark, Paterson, Jersey City, and Burlington, NJ. Average rents in the Northern NJ area are $2100-2300 for 2B and $2300-2800 for 3BR. ROI is insane!

Social media generates 50% of my business.  I've also started sending letters to pre-foreclosure leads and receiving a great response.  The rest comes from my Sphere and repeat Investor clients.

I purchased a tax lien property in June 2022.  The owners are accumulating tons of blight notices and will not respond to the city or my attempts.  Although it hasn't been 3 years for redemption, the city has recommended that I hire an attorney and proceed with ownership.  Can anyone recommend an attorney that can assist?

I am investor/landlord and Real Estate agent so I've been on both sides.  As you probably know, that average rents in NJ are $2000-2500.  Most tenants are reluctant to pay equal to one months rent, however, I've rented a few where they pay with no problem.  I listed 2 newly renovated apartments on behalf of another landlord.  They are sitting because of this.  What is your experience?

I recently discovered a single family property near my home that is technically still owned by an estate and will be going into foreclosure as of 9/19/23. The owner is deceased and It is scheduled for tax deed sale. Is there a creative way to acquire? (ARV $400k. Currently owes $196k). The estate has been non-responsive.
