@Daniel Townsend I have heard this before. This agent is actually a fellow investor so I had thought he would be a good fit. I think I will be giving him one last shot, though. We shall see.
@Michael Noto you, along with other people, are helping sway my in the other direction. I think this is the most logical approach. Once @Charlie MacPherson commented I started to rethink how I should approach him. Giving him one last chance seems to be the most logical next step. Thanks for the help!
@Lien Vuong To echo my response above, I agree that having one last chat would make the better choice. Looking back at our other moments we confronted him, we were trying to be nice while laying out our terms with him. It makes me wonder if he was still confused or unclear with what we want/need from him. I also completely agree with your comment about going directly to the seller's agent. I was in the middle of writing to one of the individuals above, whom I am sure you could guess, about how I personally feel a realtor is an invaluable person to have on your team, but I decided not to engage. I was also confused when people were saying it would save me money so thank you for commenting.

@Charlie MacPherson Thank you for the insightful response. I personally feel with my first two attempts, my wife and laid out what we were looking for and it still feels like pulling teeth to get him to do anything for us. I'm aware there are two sides to every story so I will consider this bit of advice. I was unaware of who to talk to if he rejects releasing us from the contract. Thank you for that tidbit if information!

@Frank Jiang I agree and once I get my first, maybe even second deal, will most likely try this approach out. First thing I need to do is just land that first deal and I feel a realtor that is good at his/her job will only help facilitate this.
@Effram Barrett I feel the same way. With this current realtor I originally felt bad as if I was wasting his time. I just also feel if it's someone I can connect with and they want to help me, no one will waste each others time. After reading all these responses, including yours, it's official I need to move on and find one that actually wants to help find me a deal.

@Aaron K. I was unaware this isn't common practice. That is very good to know going forward. My wife and I have talked about how we feel we aren't wasting his time because we have actually made offers on a good amount of the ones we have sent him. Oh well indeed!
@Brent Paul It's good to hear others have had this experience and come out of it with a "night and day" scenario. You're totally right that another 3 months is not worth it, especially if we could find a better agent that can find us what we are looking for in that time.
@Donald Robers I have run coffee shops and have preached that same thing to my staff! It's funny how I didn't tell myself that. Even though it's a different industry, customer service is customer focused, from beginning to end!
@Seth Williams it's good to hear from you, a realtor, about this. My wife and I have had a gut feeling that this is not how a real estate agent should operate. We like the guy, but liking him doesn't mean he's the right fit or doing the best job.
@David Smith Curious you say that. I know you can buy a house without a realtor but I can also buy one with a realtor. Are you saying I should never use one or just informing me that I don't need to be stuck to the idea that I need one? Would love to hear your thoughts!

The issue at hand is, ever since then, we have felt a little neglected and aren't sure if this is typical or not. We have found majority of the properties and brought them to him. There have been about 2 or 3 out of the 30+ that he actually sent us, and two of those came the day we decided to back out of buying that first house. When our realtor and I first talked, I mentioned that we would be looking for properties within an hour drive radius from where he's based and he agreed to this and said that he typically drives that far, if not a little further. Now, for the last two months, he has only actively gotten us into houses in the two towns he's based in. This is even when we contact him about places outside those two towns.
My questions in all this is, does this seem normal? Is this how I should expect a real estate agent to act in the busy season? We have already talked to him once through email and once in person about how we have felt a little neglected and he has said he's trying but he has newbies working for him and he's just too busy. We are on the verge of asking him for the paperwork to back out of the agreement we signed. Thoughts?

It's finally happening! I joined back in 2016 and never fleshed out my profile. I have cranked up my path on educating myself this past year and am actually (never thought it would happen with my student loans always looming over me) in the process of finding my first deal. I'm super jazzed and looking forward to connecting with all of you on BiggerPockets!
