I was advised by my broker, a CPA and my attorney to NOT get the license. I don't regret it at all. It has left me open to do some more creative deals, and still have the "finder's fee" loop hold in the CA law.

Most CA contract have a liquidated damages clause. The buy and sell pick a number (5000) as the max either would get.

In my current house, I sued for improper disclosure disclosure about  Federal Airfield This became an issue post 9/11 as there were tons of military flights  in and out. One noisey plan a week is a lot different than military planes/helicopter with no sound controls 24/7 365. I lost, it cost about $75 and was a good experience.

Hey neighbor... I was raised in Center Line. I have looked at the judicially foreclosed properties (to redeem) to see is there were any hidden gems. I did find a 200+/- unit apt in South field, but FNMA didn't want to sell. I found some convenience stores but they were in scary neighbor hood. But there is a lot of mom/pop and single parents that need the good school system

I have mix feeling. it seems they are fickle, that we it's better to treat it like a person card and like a biz card at other times.

The true goal I have is to have credit in my LLC that really segregated from my personal.

Most card do today; make sure the interface with quicken/quickbooks. hand posting is such a hassle.

The credit score is killer. wrt the work history, at least you have a reasonable explanation give the economy since 2009. If I asked my nephew who graduated in 2008 and has a "stockboy" job, what he has been doing for the last 8yrs, he's say I dunno!?! I would consider a silent money partner (so long as he is REALLY silent). Take a look at debt to income ration. That has been hammering me. I have cheap interest rates and carry a high balance.

My first buy was a condo that I bought w/ a friend of a fried. We got along ok, until when he visited one time, and there was an 85# black lab, living in the condo.

CUs are usually looser on the guideline. I have shopped mortgages at Costco, and they had good pricing. Sam's club, etc. might have deals too.

I see auto financing similar to hard money lending in RE. I feel like I have to shower, just from a phone conversation. But you sound like yo might be on the inside a bit. Some of your lenders might lend to you!

I have been thinking as I am in the same boat.. What is you offer the borrower for a deed in lieu or cash and a deed in lien. I have a call in to see if that's let in CA.

Os there any chance to control the 1st at a good price? that way at least you're not getting crushed in 2nd.

I have a sources for all sort of pre-foreclosure, foreclosure, reo and other diftress properties. Feel free to dropm me an email of what you liking for (property type and name of county. I would like to heelp you. e.g. 8888 potomac, macomb, MI, SFR 12123 Broookwell Dt, santa clara cty, CA 1234 Main St. santa clara cty, CA, retail etc. I am in the middle of closing a pre-purchase of a 2nd directly from the lender at ~70K disount (face=320., my cost 230K. I would like top see if this can be done at scale.

If I had renters in hand for next yr (even is I have to discount) would make me a lot more comfortable.
