In there are (silicon valley) I am told there is a lot of $$$ rehabbing and making units in strip malls smaller.

Is you have the skill, appetite, ???, There are some deals out there in controlling the note(s).
If you have a mentor, or are comfortable yourself, you can do well. Just make sure you do you due diligence, that there isn't a Sr. lien.

I have been watching a apartment that was in foreclose, they they went into Bankruptcy. This investment isn't my cup of tea, but I would be interested in wholesaling it, or acting the role of finder.
The deal is in limbo right now due to the BK. If people have a further interest, I would wanted to sign a NCND. I have boiler plate for a reciprocal agreement.

They seem to price it differently in CA based n volume.
You buy 100/mon, you get $100 of reports but the individual reports are less
similar for $200 and $ 300/mnth steps.
