I had the curb blue-tipped at my house in LA. I visited the property about 6 mo after selling it, and the handicap designation was gone.

I don't know if the owners did it themselves or went thru the city. When I requested it, it took near an act of god to get it approved. As I recall that was thru public work or the traffic dept.

As a practical note, who is going to be policing the condo garage for parking violators, unless there is a find the HOA can impose.

not say loop holes that aren't my friend... I was going to siffed a finders. Amazingly the dept. real estate law were quite clear

Is you don't do X,Y or Z you area ok to be a finder, if you do any of these prohibited acts, you much have a broker license and you busted.

Isn't that the point? If it is a DE llc that owns property in TX, and is owned by a CA investor, but the investor never brings the proceeds (nor manages, nor writes checks...) of the LLC back into CA. The $$$ sits in a DE bank waiting for the next investment.

The LLC is not doing business in CA, doesn't need to pay $800 nor LLC tax. It's been a while so I may not be remembering correctly.

My broker pitched me a duplex owned by a guy that passed. Neither child wanted the property so they sold it.

I said... "use listing agents only.", which is 180 from what I meant. Have a buyers rep.

If the area are way far apart, say Long Beach v. LAX area I would different reps for each area.

I like to use the same to:

build a rapport

access to pocket listing

get discount

etc.

It's my understand if don't bring profit back into CA, do don't have to pay. IMHO 800 isn't the bigger deal, it's the LLC tax.

Does doing home stagings or interior design as part of a rehab interest you at all

Down the road in cupertino. Are you set on a strategy (fip & hold, fix and flip, etc.

Can you comment on why passive income is you goal rather than a couple home runs, ala the turtle & the hare.
