I Was pitched an IRA/LLC structure where the SDIRA was 51% and Iowned the other 49%.supposedly this was not prohibited. I have and atty looking at this right now.

would that be tenant specific? e.g. 7-11, needs are different that Starbucks?

On my 1st foreclosure deal, I sent an executive summary to my lawyer,but he didn't get back to me which was unlike him.

I follow-up... Butthetime I read just the 1st paragraph,whohad violated 4 state or federal laws.

opps. Crowed funding is supposed ease  some of that.

it all depends on the state and type of property. In CA it's 12 months for residential... I saw a nice table a nolo press or googling the subject. UT has a different time frame for commercial v. residential properties.

Welcome, from CA as well. This is the strategy I Am trying in Silicon Valley. Yes, if you buy the note you have more control. If you negotiate deal with the owner, you might strike a better deal. If it goes into bankruptcy, you might have another option there.

All of these routes have potential issues / complications of which you need to beaware.

There are proform schedules that I have seen on the web,perhaps even x.ls templates. I see the obvious buy for a gas station if a mechanic. Parcels that all at eus are hard to come nbbt

I would say location, location, location...

Right at the entrance, rest room, or food court, more see more consistent and great foot traffic

I have seen that here is CA as well. There seems to be limited use for LLC or any entity in these cases.
