@Cameron Lam I'm glad I checked BiggerPockets today to respond (I'm not active on the site much at all). Actually, I pulled cash out of pretty much all except 15 homes so far, but I plan to pull cash out and go larger w/large scale multifamily projects. By end of 2021, I plan to have 100 units. We'll see. And, I also am in negotiation of buying into a franchise (not RE related) to continue diversifying my investments, and career choices/movements.

My cashflow is a little over $175k for my portfolio annually, after paying debt services + maintenance. It took me around 4 years to make this happen. 

In 2017, I was finally able to feel comfortable "retiring." I left teaching for a few months, and returned. Although I continue to work while maintaining my real portfolio, it is very nice not having to work and truly choosing the schools I want to teach at. 

I'm also a licensed Realtor - and - it nice not to change "buyers- and - sellers." Instead, I am word of mouth, and refer folks to other agents 90% of time. 

Now, I beginning to focus on investing in small business (for a percentage of ownership) for additional passive income, while believing in the mission, vision and goals of the businesses.

Let me know if you're interested in buying in Eastern NC. Good cash flow deals. I'd bet to say some of the best because costs to buy is lower than Charlotte or Raleigh, while rents are steady and increasing.

Yes! Title insurance is absolutely necessary for your safety and your investment!

Hi, 

I'm excited to introduce myself. I'm Necho (pronounced Nico). Here's a little about me -- 

-I'm a licensed real estate broker self managing 27 SFH properties.

  1. 2 in Wilson, NC
  2. 2 in Tarboro, NC
  3. 1 in Edgecombe County (Rocky Mount)
  4. Remainder: Nash County (Rocky Mount)

21 of my homes are rented, 4 are currently being renovated. 2 are vacant. 

Rentals are good. Scratch that, rentals are excellent. I have flipped - but I prefer my tenants. 

You can do well in Rocky Mount: Get to know your tenants character. It's more worth more than excellent credit. Tenants with good character will take care your properties and pay their rent on time and thrive while living in their (your) home.

Oh my goodness, wholesalers aggravate me. I do agree that their ARVs are outrageous! Their fees are insane as well! $7k on a 50k house -- it's a 'no-go' for me.
