If a homeowner is two years behind on their real estate taxes, and the county has issued a notice of sheriff sale coming, does the homeowner have the right to set up payment arrangements before sale date and if so what are some of the State laws if any that may apply?

Thanks @Brian Gibbons what if I move to another state? Is having the area throughout the content sufficient? This way I could keep the domain and change the content in I move. That was one of my concerns with area in the domain. Thanks again

i was thinking more along the lines of keyword research, what do motivated sellers type into a search bar when they need to sell their house? "for sale buy owner" and "sell my house fast", this is why I came up with...

Seriously? Why do so many people answer a question with a question? Not mentioning any names @Emily Powell just messing with you Emily, it would be for my informational site, about me, what I have to offer, how I can help buyers and sellers using creative REI. As for you @Michael Quarles I guess I suck at picking domain names right? I checked, It's available for $2.99 on GoDaddy for like two more minutes. Just Pick one for god sakes!

Have you thought about putting towards your principal to pay down your mortgages faster? You can always borrow against it to buy more real estate.

@Michael R. thanks for the reply and the offer to help me find an SE friendly lender, I'll keep that in mind when I'm ready. My wife and I are driving down to FL soon to check out the area. We are willing to rent for a little if we have to but really want to get our feet wet with an investment property of some kind soon.

Thanks @Josh C. if you wouldn't mind could you answer another question? So how much should an investor make on a per door per month basis. I've heard about $200. per door, is this considered a good deal?

I would let the tenant know that he has cause serious damage to the whole interior of the property and needs to do some cleaning to remove the stains on the windows or pay you to hire someone to do this work, if there are carpets they will most likely need to come out and of course the paint issue, tsp will remove the majority of the stains but will still need a stain blocking paint, usually a oil based product, but there are some good latex formulas out that do all in one or two coats. This is comparable to a house fire with all the smoke damage and the renter needs to understand that he is destroying your property and that there is going to be huge expenses associated with this. In my opinion I would either let him live in his own filth or make him pay for the expenses and tell him he could no longer smoke in the property unless he give another large security deposit to cover down the road expenses. I used to paint apartments and ran into this issue a few times, It's not fun! Just my opinion! Hope you get things resolved and get a good appraisal.
