Thanks @Patrick Liska that's a good idea and I feel that's a reasonable request given we are taking a chance not listing in the early spring market.

Thanks @Charlie Fitzgerald I guess then I should see what his offer is and if it's a good offer I would then accept it contingent upon the sale of his house, but if it not the offer we are looking for keeping in mind the huge savings in RE fees, we should let them know we are going to list the house to see what other offers we get? There are no other houses for sale in our neighborhood right now and our next door neighbor got multiple offers on his house and sole for top dollar about four months ago so the area is well sought after.

My wife and I want to sell our house and we have the opportunity to sell to a friend of our next door neighbors, they saw the house and they love it, they got pre-approved by one small bank and are waiting for a second bigger bank to see if they will get more money since our house is at the top of their budget. (Pros) We can sell with no Realtor and save a lot of money, we won't need to list and show the house. (Cons) they will need to sell their house and they are just about even on their equity and might have to come to the table with a check, they need at least two weeks to get their house ready (2/27/2016) to list and we wanted to list our house in 5 days 2/15/2016 before the spring market starts to heat up! Should I tell them that we need to list? Should we ask them to put in an offer? Should we wait for them to get their things in order or should we just list it when we planned on listing in 5 days? Also my wife has her (new) RE license and is signed on with a locale Broker, we talked to her manager about the situation and she said it was okay to sell with a RE Lawyer without having to list but wouldn't recommend selling buy owner. The buyer is also considering listing his house with my wife as their Realtor but she is very new and doesn't know their area, it's 40 mins. away and she works a full time job at the local school although I'm sure she could get some help from one of the other Realtors with some kind of split. Any opinions would be greatly appreciated! Thank you in advance, Nick

@Cody Gentry Looks like CompuCram is not a credited RE school that provides courses that go towards the credit hours needed to take the CA state exam. They are just an exam prep! I thought it was on the cheap side, although they are charging $59 just for the state exam prep and then another $59 for the National exam prep, that's a lot for just an exam prep. I signed up with Allied Real Estate School it was between them and Kaplan, I chose Allied because they gave me the online course, the hard copy "books", flash cards RE dictionary, exam cram DVD set with workbook and a money back guarantee if I fail the test. Even though I had a 30% discount on the Kaplan course because my wife is signed on with Coldwell Banker and It cost a little more for the allied course I liked the fact that It came with the money back guarantee, the dictionary and the exam cram set, well worth the $400 for both my wife and I, ($200 each) we just got one set of books though because I like using the online books and she does not.

Very excited about getting my RE License with my wife, we are moving to Temecula, CA soon and I want to get a head start now so I can take the test as soon as I get out there, so we'll be doing it online.

Hey Luke, I just signed up for Real Estate classes a few hours ago! I can't wait to get started. My wife has her license in PA and NJ but we are selling soon and moving to southern California where we are both getting our RE Licenses and going to jump in full time in the Temecula area with Coldwell Banker. I say do it! Just my opinion, best of luck!

Another question about this would be, if this does get sold at a sheriff sale for lets say $50k what happens to the money over and above the tax lean assuming thats the only lean $3,000.00 I'm sure there are going to be court and legal fees $2,000 so lets say total is $5,000.00 what happens to the $45,000.?

Thanks Steve, this guys own the house free and clear but wants to hang onto it, but needs to borrow against it to pay the $3,000 in back taxes, but can't seem to find a lender who will lend him the money. The house needs work do to a fire and has been empty for about three years.
